I can't fly out so my next question is that if I pay lemonsquad to inspect how do I keep the seller from selling out from under me and do you make the arrangements with the seller and lemonsquad.

CG's would not get involved with this. You would be taking your chances with the seller so find someone that seems trust worthy.
