I have a lease car and I want to get out of it I read
that there can be equity in the car and it can be
traded in and used towards a down payment how
would one estimate or calculate the value

Ask the leasing agency. You will be held to the lease terms so read it.

Check with the car salesman you would be using to do the trade. They maybe able to work out a deal for you. I have done this very same thing in the past.
