what is included in the price analysis (good price, great price, fair price, etc)? Are regional ad fees included? Or is it just the base car price, options, and destination charge?

It is regional.... and, by and large Subaru sells out every car they manufacture meaning they have a hard time keeping up production in relation to the demand for these cars. You can negotiate a little and I would start by calling the Internet sales person.... first...
