I have around 45000 miles on it. Tires doesd not look worn out. I am not sure whether the discount tire guy is trying to sell new tires little early.

The wear bars on all tires are there to let you know you have reached minimum safe tread depth. The tires are worn to the point they will cause longer stopping distances, instability on wet or snowy roads and they are more prone to punctures. I would replace all four, and drive it another 45,000 miles. They have some very good deals on Yokohama tires at Discount Tire. I just bought a set for my 300C and they are great.
