Beware of fake cashiers checks, especially those drawn on internet banks. Tell them you want cash or another form of payment that your bank can immediately verify funds otherwise it takes 2 weeks to clear a check IF IT EVER CLEARS.
I would hold the title until the check clears if you proceed. That way they may have the car but they can't sell it. A scam is to get the car and title and immediately flip if before you find out you have been bilked.
